From listing descriptions to buyer follow-ups and social media content — 30+ AI prompts every real estate agent needs to close more deals in less time.

Real estate is a relationship business that runs on content. You need listing descriptions, social posts, email follow-ups, market reports, and client communications — and you need them fast. AI does not replace the handshake and the local knowledge that close deals, but it eliminates the hours spent staring at a blank screen.

Here are the prompts that top-producing agents are using to save 10+ hours per week while producing better content than ever.

Listing Descriptions

Luxury Property Listing

You are a luxury real estate copywriter. Write a compelling MLS listing description for this property:
- Address/Area: [NEIGHBORHOOD/AREA]
- Property Type: [TYPE]
- Bedrooms/Bathrooms: [X bed / X bath]
- Square Footage: [X sq ft]
- Key Features: [LIST TOP 5-7 FEATURES]
- Recent Upgrades: [LIST]
- Lot Size/Outdoor: [DESCRIBE]
- Price Point: $[X]

Write 2 versions:
1. MLS Description (250 words max, no ALL CAPS, include keywords for MLS search)
2. Social Media Version (100 words, more emotional, designed to stop the scroll)

Avoid: overused phrases like "must see," "won't last long," "dream home." Instead use sensory language that helps buyers visualize living there. Highlight lifestyle, not just features.

First-Time Buyer Listing

Write an MLS listing description for a starter home that emphasizes value and potential:
- Property Details: [LIST]
- Best Features for First-Time Buyers: [LIST: low HOA, good schools, commute time, etc.]
- Neighborhood Highlights: [LIST]
- Price: $[X]
Tone: warm, encouraging, and honest. Highlight the lifestyle this home enables rather than just features. Include a mention of financing-friendly aspects if applicable (FHA-eligible, low down payment potential, etc.). Under 200 words.

Client Communication

Buyer Follow-Up Sequences

Create a 6-email drip campaign for buyers who attended an open house but haven't scheduled a showing. Property they visited: [ADDRESS/DESCRIPTION].

Email sequence:
1. Day 1: Thank you + one detail they might have missed
2. Day 3: Similar listings they might love (framework to fill in)
3. Day 7: Market insight that creates urgency (general template)
4. Day 14: Neighborhood spotlight
5. Day 21: Personal check-in (non-salesy)
6. Day 30: New listing alert + final soft CTA

Each email: under 150 words, personal tone (not corporate), mobile-friendly formatting. Sign off as [AGENT NAME], [BROKERAGE].

Seller Communication

Draft a pre-listing presentation email for a homeowner who requested a home valuation. Include:
- Thank them for their interest
- Brief market snapshot for their neighborhood (template with placeholders for real data)
- What sets your approach apart (3 bullet points)
- What to expect during the listing presentation
- A soft CTA to confirm the appointment
Tone: confident but not pushy. Show expertise without being condescending. Under 250 words.
Agent name: [NAME]. Specialty: [AREA/TYPE].

Social Media Content

Neighborhood Guides

Create an Instagram carousel script (8 slides) for a neighborhood guide about [NEIGHBORHOOD NAME].

Slide 1: Hook + neighborhood name (eye-catching opener)
Slide 2: Location & vibe overview
Slide 3: Top 3 restaurants/cafes
Slide 4: Schools & family-friendliness (or nightlife if urban)
Slide 5: Parks & outdoor activities
Slide 6: Hidden gems locals love
Slide 7: Current real estate snapshot (median price, market trend)
Slide 8: CTA — "Thinking about [NEIGHBORHOOD]? DM me for insider info"

For each slide: provide the text (under 30 words per slide) and an image/photo suggestion. Include 15 hashtags and a caption for the post.

Market Update Posts

Write a monthly market update social media post for [CITY/AREA] real estate. Data to include:
- Median home price: $[X] ([UP/DOWN X%] from last month)
- Average days on market: [X]
- Inventory: [X] active listings
- Interest rate environment: [CURRENT RANGE]

Create 3 versions:
1. Instagram (visual-friendly, encourage saves, 150 words)
2. LinkedIn (analytical, position as market expert, 200 words)
3. Facebook (conversational, encourage comments, 120 words)
Add a "What this means for buyers/sellers" take in each version.

Marketing Materials

Just Sold / Just Listed Templates

Write copy for a "Just Sold" marketing piece:
- Property: [ADDRESS/DESCRIPTION]
- Listed at: $[X], Sold at: $[X]
- Days on market: [X]
- Key achievement: [sold over asking / multiple offers / record price / etc.]

Create:
1. Postcard copy (front: headline + key stat, back: brief narrative + CTA)
2. Social media post (celebrate the sellers, thank buyers, subtle brag)
3. Email to sphere of influence (market insight + subtle CTA)
Do not disclose confidential terms. Tone: celebratory but professional. Comply with fair housing guidelines.

Open House Promotion

Create a multi-channel promotion plan for an open house:
- Property: [ADDRESS]
- Date/Time: [DATE/TIME]
- Key Features: [TOP 3 SELLING POINTS]

Generate:
1. Facebook event description
2. Instagram Story sequence (3 stories: teaser, details, reminder)
3. Email invitation to buyer database
4. Nextdoor post (neighbor-friendly tone)
5. Text message to warm leads (under 160 characters)
Each piece should create urgency and highlight the experience of visiting, not just the house specs.

Productivity & Operations

Transaction Coordinator Checklists

Create a comprehensive transaction checklist for a [BUYER/SELLER] side residential real estate transaction in [STATE]. Organize by phase:
1. Pre-Contract (offer to accepted offer)
2. Due Diligence (inspection, appraisal, title)
3. Loan Processing (for financed purchases)
4. Pre-Closing (final walkthrough, document review)
5. Closing & Post-Closing

For each phase: list every task, responsible party, typical deadline (business days from contract), and critical watch-outs. Include state-specific requirements for [STATE] if applicable.

Pro Tips for Real Estate Agents Using AI

1. Build a Prompt Library by Property Type: Your luxury condo prompt should differ from your suburban family home prompt. Save templates for each type.

2. Feed It Your MLS Data: The more specific details you provide, the more specific (and usable) the output.

3. Always Add Local Flavor: AI does not know that the best tacos are at that food truck on 5th Street. Add local details that only a real agent would know.

4. Compliance First: Review all AI-generated content for Fair Housing Act compliance, local advertising regulations, and MLS rules before publishing.

5. Use AI for the Draft, Add Yourself for the Polish: The best content combines AI efficiency with your personal brand and local expertise.

Stop spending 3 hours writing one listing description. Start spending 10 minutes perfecting an AI-generated draft that is 90% there. Your time is better spent building relationships, showing properties, and closing deals.
